Roof? The east-facing half (under the solar panels) was replaced in 2020.  The west face is older then the current ownership (2012) but is in good condition.  Facing uphill, it does not get as much direct sun and is protected by the slope from the wind.

Speaking of solar, how does that work? Glad you asked. The 8900 watt PV array is a production lease from Solar City (aka Tesla).  It is transferrable to the new owner.  You pay for all the energy produced, at a lower rate than the wire line utility.  It will overproduce in the summer. What you don't use runs the utility meter backwards, in the form of credits that you consume in the winter months.  So you are buying power from the panels at a lower rate than you sell it back for.  There is also an option to buy the system outright.  However remaining the lease means everything is covered... if something breaks or goes wrong, they fix it for free. 

Flooring?  Pergo laminate in the kitchen was replaced June 2025.  Remainder of the Pergo in the main level was installed in 2015.  Bedroom carpet (all 3) was installed in 2021.  Lower level carpet was installed in 2015.

Water Heater?- Electric water heater is older than current ownership.  Not showing any signs of rust or leaks.  But very easy to replace, roll it right out the lower level sliding door.

Well pressure tank?- Replaced 2/2018.  Pelican Water Systems filter added in 2018.  Water system includes a single stage filter and UV sanitizer.  Click here for a recent water quality lab report. Excellent flow rate and good tasty water free from all the stuff the city ads!  

Poo in the septic tank?- Fully pumped out in 2018. Operating at nominal level.  Effluent vault lift pump replaced in 2021. (Pumps liquids out to the drain field)

Deck?- Fully replaced in 2014, stained every 2-3 years since.

Hot Tub?- Original fiberglass tub dates to 1999.  Control system retrofit in 2024, jet pumps from 2024 and 2022.  

Kitchen Appliances?- Fridge new in 2022, washer installed in 2022 (but rarely used, looks brand new). Stove is original.

Propane tank?- 120 gallon owned tank comes with the house.  Shop for the cheapest supply! One fill easily lasts a year.

HVAC?- Trane heat pump compressor was replaced in 2023.  Indoor coils and fan are in good shape.  System includes an electrostatic filter.

Siding?- The cedar siding was stained sometime before 2015 and has been stable since then, with little change. Cedar is extremely rot resistant.
